Gas Safety Update For Flue in Voids Introduced by HSE

West Midlands, United Kingdom (prHWY.com) February 19, 2013 - On the 1st January 2013 the HSE introduced a new gas regulation with regards to flues that are fitted in void spaces, behind walls and ceilings.

Some properties, mainly flats and apartments, have been built with boiler flues that are hidden behind walls or ceilings, meaning that the flue cannot be inspected to check its integrity. The type of flues that this information relates to are connected to room-sealed fan assisted boilers. If you live in a property like this please read on for more information so you know what to do.

Gas Safe engineers already have a duty to inspect the flue as part of their inspection process but the new regulation states that if the engineer cannot access and inspect the entire flue, then they will have to declare the boiler to be "at risk". With the householders consent the engineer will then turn off the boiler system and formally advise the householder not to use the boiler until inspection hatches have been fitted in the appropriate places. Hatches must be fitted within 1.5m of a join in the flue and must be a minimum of 300mm square.

LANDLORDS BEWARE
As the new regulation will mainly apply to flats and apartments it will affect many landlords. It will be the responsibility of the landlord to make sure that inspection hatches are fitted. If a landlord fails to do so, their tenant could turn off the boiler which in turn will allow the tenants to withhold rent payments, and/or make a disrepair claim against the landlord.

Landlords are therefore strongly advised to review their boiler systems, boiler installation, central heating installation and have inspection hatches installed where necessary. As the flue is inspected during every boiler service and/or safety check it is more important than ever that Landlords make sure that they have their annual gas safety certificate carried out.
