In a wide ranging video interview, Gold Coast Hinterland rural property expert Wendy Rosenbaum recently answered the most important questions buyers and sellers should be asking before they enter into a transaction.

Ms Rosenbaum, who works in the Gold Coast region as a representative of Ray White Rural (Queensland), said many first time buyers and sellers of rural property aren't aware of the changing rules and regulations that don't affect residential property in the same way.

"I found clients often asking me very similar questions, so I decided to sit down and record an interview where I not only answer the top questions I am asked on a regular basis, but also the questions people should ask to protect themselves," explains Ms Rosenbaum.

"Buyers and sellers of Gold Coast hinterland rural property can have free access to the interview, so they are aware of some of the opportunities, as well as the problems and pitfalls associated with rural property gold coast transactions in Queensland."

Some of the topics covered in the interview include:

How a professional agent should handle questions such as what did the owner pay for the property, why are they selling, and what price should I offer?

Zoning, land use, compliance, restrictions and license issues that can prolong or even prevent a sale which be easily be overlooked by both parties.

What professional advice buyers and sellers should seek out before entering into any contract of sale, and what unexpected costs both sides of the transaction should be aware of.

"When buyers and sellers are both aware of all the potential issues, property sales tend to be finalised much more smoothly, meaning less anxiety and stress on everyone," notes Ms Rosenbaum.

"By helping everybody involved to understand their rights and obligations, what can often be the biggest transaction in somebody's life can be an exciting and positive experience."
