Atlanta, GA (prHWY.com) February 20, 2012 - Most Atlanta Condo Buyers Using an Agent

The most up-to-date NAR Profile of Buyers and Sellers shows that 89 percent of those who purchased a house or condo enlisted a real estate agent or broker to help them find a home. This trend shows a big increase from 2001's NAR Profile which showed that 69 percent of those buying homes used a broker or agent.

Reasons for Using an Agent

There are lots of reasons for today's home buyers to enlist the services of an agent:

* Your new Atlanta condo may be one of the biggest purchases of your life. Brokers and agents must be educated and then licensed, meaning they have the know-how to help you, the buyer, figure out everything you need to know prior to making this purchase.
* Agents have access to many properties and can help you ascertain what it is you're looking for and what's available. This saves buyers a lot of time. Brokers and agents can help explain the differences between Atlanta condos, homes, and more.
* Agents and realtors will make your buying experience much easier. They'll take care of negotiations and even drive you to your appointments, if you don't have your own transportation.
* Realtors know which neighborhoods are trending, which have better school districts, and which are within walking distance of city attractions.
* Buyers also don't know the local market and whether this is a good time to buy a Buckhead condo. Realtors are well aware of the local market and neighborhoods. They know where prices are dropping, how long it will take to sell a condo, and the median price of homes in the area. After all, all buyers want the best deal they can find.
* Don't forget that the market of today is much different than that of 2001. Most buyers are unaware of how to handle a short sale or a foreclosure but agents know.

According to the 2011 NAR Profile, more buyers prefer to forgo working with dual agencies where one agent represents both sellers and buyers. Statistics showed that 60 percent of today's buyers have a deal - either oral or written - with their agent that the agent will be representing them and not the sellers. This probably means that buyers feel trepidation about entering the home buying market today. Of course a dual agent isn't supposed to represent either the buyer or the seller more aggressively, but today's buyers are concerned about getting the best Atlanta condo deal possible.

If Atlanta condo ownership is on your agenda for this year, consider hiring a real estate agent. This may be the best thing you can do to get the best deal possible.
