Bournemouth, United Kingdom (prHWY.com) April 6, 2012 - Christmas is seemingly always an unusual time of year for the primeproperty world. Now the kids have returned to school, thoughts turn away from either travelling away or entertaining for the Christmas period and get firmly settled on the year ahead.

We are in an uncertain climate; property sales have exceeded expectations throughout 2011 whilst the outlook for 2012 is flat to negative. Therefore, with the economic outlook being more about survival than growth it isn't surprising that property stock levels within the UK primeproperty market have started to diminish over the past 2 months.

What vendors do

As the winter sets in it isn't entirely unusual to see the number of on market properties diminish. Many sellers who brought their property to market during the spring and summer months of 2011, will remove their property from the open market place and keep it quietly listed with their selling agent if not sold by the time the clocks go back.

Why they do it?

So much property is sold with the eyes. So having your property openly marketed during the Autumn/Winter when skies are grey, nights are closing in and trees are leafless, is not the most appealing time of year for a buyer. Therefore sellers ask the question, if my property hasn't sold in the spring or summer what chance does it have during winter?

What is the benefit?

Openly marketed properties have a perceived shelf life. Therefore, the longer a property spends on the open market, the greater the chance that a prospective buyer will consider it unsuitable. Removing their property from the open market gives the vendor the opportunity to re-launch it in the Spring to a whole new set of motivated buyers (who won't know it was previously available).

Advice for you

If you are continuing your propertysearch in the New Year it is always worth asking a selling agent when registering your requirements "what do you have in your bottom drawer" as they may have one or two pleasant surprises for you.

Alternatively, ask your buying agent to ask the question for you, as selling agents are always much more open to speak with the representatives of who they deem a serious buyer.

As an example we have just agreed a deal for a client with a £150,000 saving from the guide on a property that was on market until September 2011 withdrawn from the market and kept bottom drawer by the agent.

It's always worth remembering that the apparent lack of available properties doesn't mean that there is nothing suitable for you out there. It may just require you or your agent to ask the right questions and dig a little deeper.
