The exclusive Y-shaped design is planned in such a way that each floor contains three to four residential units, depending on the tower plans. Three escalators are provided to make reaching the floors easier. The whole structure is RCC framed giving it durability and strength. The living rooms, dining rooms and the lounge have vitrified tile or laminated floorings. The external doors and windows are made up of powder coated aluminium and the interior walls are painted with acrylic emulsion. The actual prices of these apartments are ground to fifth floor at Rs. 4,050/†psf, from sixth to tenth at Rs. 4,010/†psf and above that Rs. 3,950/†psf. However there is an inaugural discount of Rs. 60/†per Sq.Ft bringing down the price to Rs. 3,990/†psf for fround to fifth floor, Rs. 3,950/†psf for sixth to tenth floor and Rs. 3,890/†psf for rest of the floors. Apart from these additional charges and taxes are also applicable which need to be borne by the buyer. The additional charges include internal development charges of Rs. 75.00 psf, External Development Charges of Rs. 75.00 psf and Electric Sub Station Charges of Rs. 40.00. psf. Apart from this there are Social Club Membership charges Rs. 1.50 Lac, one Compulsory Car Parking Space charged at Rs. 2.50 Lacs and every additional parking space will charge Rs. 3.50 Lacs. One also needs to satisfy one time Lease Rent charged at Rs. 50.00 psf.
The BSP or the basic sales price does not include any additional charges and apart from the additional charges there will be maintenance charges which are needed to be borne by the buyer. There will be an interest free maintenance deposit at Rs. 100 psf. on the super area which needs to be settled at the time of taking possession. Along with it the buyer also needs to pay advanced maintenance charge of one year beforehand at the time of possession at Rs. 1.50 psf. the super area mentioned in the maps is indicative only. The exact super area will be calculated at the time of possession and the increase or decrease in area will be charged proportionally according to the the agreed BSP. The super area covers the demised area under the periphery walls, area under columns and walls within the allotted apartment, areas like common lobbies, lifts, common service shafts, staircases, machine room, mumty, electric substation and other services and other common areas etc. the terms and conditions will remain in accordance to Standard Terms and Conditions and the Allotment Letter of the Company. The prices of the apartments can be changed without any prior notice at the company's discern. The Government taxes levied by the Indian government from time to time are needed to be borne by the buyer. Before a provisional allotment letter is issued no changes will be allowed in the name of the allottee; though after the issuance of PAL an allottee can change the name after the payment of 30% of the total payment. Administrative charges at Rs. 50 per sq ft are needed to be paid by the allottee.
All the cheques should be drawn in favour of Jaypee Infratech Limited. There are three unique plans for payment and a buyer can opt for any of these three. The plans are construction linked plan in which the payment needs to be made in instalments in accordance to the phase of construction the building is in.
