Panel discussion on: 'Route to sustainable cities: FSI and Planning organized by Indian Merchants' Chamber
Mumbai, 22 November 2012: Indian Merchants' Chamber had organized a Panel Discussion on "Route to sustainable cities: FSI and Urban Planning," today at the library lounge, IMC building, Mumbai.

Says Sunil Mantri, CMD, Sunil Mantri Group, "Compared to major cities in the world and considering the density of population, Mumbai needs to have more FSI." Moreover, he adds, "whatever money collected from the buyer of a property by way of stamp duty and other forms of taxes should be invested in the infrastructure developments rather than spending on other expenses."
Speaking on the 'Use and abuse of FSI,' Shirish Patel, Chairman Emeritus, Shirish Patel and Associates Consultants Private Ltd, compared the prevailing FSI in the United States, France and other major cities in India. Observing the creation of residential complexes, he said, "the lay outs differ dramatically across cities and even within the cities. For a full picture, we need to know the number of floors and impressions from a walk about." He also cited the task of drawing up a lay out, by mentioning the kind of locality one needs to have, dimensions including arterial transport and building regulations.
Vidyadhar K. Phatak, Former Principal Chief Town and Country Planning division, MMRDA dwelt elaborately on functioning of Economics of FSI and Urban Spaces, wherein he emphasized on how demand and supply plays an important role in developing sustainable cities. He asserted that sustainable cities must sustain people. He acquainted the audience by saying that how people make choices with their incomes and budgets; market that presents options at different prices. Mr. Pathak added, "The indices when used as controlling tools, can succeed in a narrow range." He stressed that "Planning cannot therefore be axiomatic, but based on the understanding of behaviour in the market."
