SHOULD I WAIT TILL SPRING TO START SEARCHING FOR MY NEXT PROPERTY?

(prHWY.com) April 9, 2012 - Bournemouth, United Kingdom -- There is no question that the season for selling a country house is short and that the season for producing the marketing material for it is even shorter. No property vendor wants to show off their property until it's looking its best and its best tends to be when the leaves are on the trees and the flowers are in bloom - hence the season for selling country houses tends to be from late Spring until early Autumn (less the 8 weeks summer holidays when many buyers and vendors tend to be away).

The fact is that the season for buying a country house can be year round and needn't be dependent solely on the number of properties advertised in Country Life.

As a buying agent, we are in contact with prospective buyers year round yet we regularly hear "We are going to stop searching over the Christmas break" or "We are going to hold off appointing a Search agentuntil the spring when there is more (properties) on the Market". This is always frustrating - If you are committed to purchasing a property within the next 12 months then there is no reason to hold back on appointing a buying agent.

There are many reasons not to wait, but here are a few key ones:

Whilst the process is usually quicker, the search for property can take at up to 12 - 18 months.
One of the strengths of a buying agent is to know the properties due to come to market in the spring, often before winter has set in. Again, the best time to market a property maybe in the spring but the decision to do so is made by a Vendor well before then.
This advanced knowledge means that our clients often view properties prior to their launch. The result is that deals can potentially be agreed before a property ever reaches the open market.
Irrespective of whether you appoint a buying agent or not the following is some preparation advice in order to take full advantage of the spring market:

Start communicating with all the selling agents well before the spring selling season begins. Communicating with the selling agents during the quieter winter months will mean that you are at the forefront of their minds once they start receiving instructions that suit your criteria.
If you do not already have a preferred Solicitor; prepare a shortlist asking each to provide a quote based upon your budget. In addition to your favoured choice it is worth also having a backup in case they are away or do not have the capacity at the time when you need to instruct them. Naturally, larger farms will be able to allocate additional resource to you however, presumably, part of your decision making process would have been personality choice?
Know your search area: sounds basic, but it is essential to have a good grasp of the areas you're considering & more importantly those that you are not. If your search area is large, focus on some key locations and villages - Selling agents tend to lose heart & focus with clients who have too broader search area.
